CM AT RISK
We have delivered more than 250 projects in recent years as CM at Risk where we guided the collaborative Owner, Architect/Engineer, Construction Manager team during early project phases to align scope, cost, and schedule objectives with a developed Guaranteed Maximum Price (GMP). Subsequently, we implemented all phases of construction through a single contract with the Owner where all Subcontractors and Suppliers were contracted with BE&K Building Group. This “developed GMP” approach provides the Owner with a cost cap, with the added benefit of maximizing under-budget downstream results. CM at Risk services can be delivered on a Cost Plus or Lump Sum basis.
We also operate through the CM Agency model where subcontracts are held directly by the Owner, with BE&K Building Group providing advisory or agent-type services. This delivery method is similar to the CM at Risk model, but without BE&K Building Group’s contractual control of Subcontractors and Suppliers. CM Agency services, by definition, are delivered on a Cost Plus basis.
